The master bedroom of this home has high ceilings and opens to a well-appointed bathroom with double vanities, a corner shower and a separate walk-in closet. There is a large laundry room on the outside wall for the dryer to work properly. The next room upstairs can be a playroom, bedroom or extra storage. This is a very simple house plan with many options.

All home plans are designed from home design to meet local codes of the time and place the original home was built.
In addition to the house plans you order, you may need a site plan that shows where the house will be. You may need as many joists as the average house loads in your area. Usually a handyman can help you with this. You may need a septic tank if you don’t have a sewage system. Many areas now have specific energy codes that must be followed. This usually involves filling out a simple form to document the implementation of your home plans.
In some countries, there is a second step you need to take to make sure your building plan complies with local regulations. Some areas in North America have strict technical requirements. Examples of these include, but are not limited to, the earthquake-prone areas of California and the Pacific coast, the tropical regions of Florida, the coasts of the Gulf of Mexico and the Carolinas. New York, New Jersey, Nevada and parts of Illinois require inspection by a local professional. If you build these areas, you may need to hire a state-licensed civil engineer to review the design and provide the drawings and calculations required by your building department. If you’re not sure, the housing agency has a checklist of everything they need to submit to get a housing permit.

If required by your housing department, it may not be possible to just accept a certificate from an approved company in the country you intend to build. In this case, you should take your home plan to a local engineer or architect for review and drawing. Also, a Nevada licensed architect must prepare plans to build homes in Nevada.
