In addition to the house plan you order, you may also need a site plan that shows where the house is located on the property. You also need joists to match the specific roof loads in your area. Your home builder can usually help you with this. You will also need a septic design if your place does not have a sanitary sewer system. Many areas now have regional energy codes that must also be followed. This usually involves filling out a simple form to prove your home plan is eligible.
In some areas, you may need to take other steps to ensure your home plan complies with local laws. Some regions in North America have strict engineering requirements. These examples include, but are not limited to, earthquake-prone areas in California and the Pacific coast, hurricane-prone areas in Florida, the Gulf Coast, and the Carolina coast. New York, New Jersey, Nevada and parts of Illinois also require local professionals for review. If you are building in this area, you should hire a state-licensed structural engineer to analyze the project and provide your building department with any additional drawings and calculations needed. If you’re not sure, the building department usually has a handout that lists everything that needs to be submitted to submit and receive a building permit.
Additionally, the stock plan does not come with a professional stamp. If your building department requires it, they will only accept stamps from licensed professionals in the state where you plan to build. In this case, you should take your house plan to a local engineer or architect for review and stamp. Additionally, plans used to build homes in Nevada must be prepared by a licensed Nevada architect.
